Concrete vs. Asphalt Driveways
Concrete and asphalt are the two most commonly used materials for driveways. While both have distinct advantages, your ultimate decision will be determined by your budget, how important "curb appeal" is to you, and how much maintenance you are willing to do.
Concrete Driveway
Concrete driveways are often preferred because of their low maintenance compared to asphalt. Concrete driveways once installed and sealed require very little care. And unlike asphalt driveways that need to be resealed every 3 years, concrete is somewhat maintenance free.
Another reason why so many Minnesota homeowners choose a concrete driveway is because of how it enhances the "curb appeal" of the home. Driveways have become a style statement and concrete offers many different styles and colors compared to asphalt.
If you do choose to go with a concrete driveway, be sure to hire a contractor that understands the importance of the installing a proper sub-base below the new concrete driveway - it is of utmost importance. In Minnesota frost heaving is just part of the deal, you can't get away from it. Concrete that is poured on a faulty foundation will crack quickly, so it's imperative the foundation be compacted properly.
Asphalt Driveway
The number one reason homeowners choose an asphalt driveway is because of price. Asphalt driveways are 30-40% less expensive then concrete driveways and that's what makes them the most popular driveway surface in Minnesota.
Asphalt driveways are often preferred in cold climates and avoided in hotter climates where they stay soft. Soft asphalt is prone to ruts and unsightly bumps. Asphalt is much easier to repair than concrete. Cracks in the asphalt can be easily repaired when they appear.
Asphalt driveways also require more time and maintenance then concrete. Asphalt driveways need to be sealed every 3-5 years without fail. The first sealing should take place 6-9 months after your driveway is installed. CAUTIONARY NOTE: If you apply the sealant too soon after the installation, before it is cured, you can make your asphalt soft forever!
